Should I sell or buy first?

Should you sell and then buy, or should you buy and then sell? It can be tricky to time a sale and a purchase optimally. However, there are options for overcoming potential timing issues. For example, one common scenario for those downsizing is finding the ideal property before the original home is sold. In this case, you might not have the funds ready to make a quick purchase before another buyer does. In this case, bridging finance could offer the right solution.

Are all the methods of sale still available to sell my property?

If you wish to list your home for sale, you can still access sales by auction, sales by private treaty or sales by expression of interest (EOI).

The main difference is that auctions will now, and for as long as the COVID-19 restrictions are in place, only be available virtually. Your property will be listed for sale on an online real estate auction portal, where the virtual auction will take place when the day comes to sell.

What are the best ways to promote my home for sale in this environment?

We typically reccomend a mix of print and online elements to your property marketing campaign.
Digital marketing in particular  has become an important way to promote your home for sale.

We can use a number of digital assets for your campaign: virtual tours, emails, videos, floor plans, social media advertising and more. Your local real estate agent will be your best ally to guide you in creating the best marketing campaign to attract the most buyers.

How can I know how much my property is worth?

If you wish to sell your home but are unsure about its current value, the best way to get started is to book an appraisal from your local real estate agent. This will give you a precise indication of how much your property is worth.

Appraisals can now be done virtually by using video communication apps and software such as FaceTime, Zoom or WhatsApp.

In order to earn points, your residential property must be listed and sold or leased exclusively with LJ Hooker in Australia. This offer cannot be used in conjunction with any other rewards program in which LJ Hooker participates. Your Qantas Frequent Flyer membership number and the number of points you will receive after settlement must be clearly agreed on at the time of the exclusive listing and clearly stated in your LJ Hooker exclusive agency agreement for sale of your property. If no reference is included, points will not be allocated. Qantas Points will be credited to the person/s on the exclusive agency agreement.

*** This is a once only, per property point's allocation, with points being credited upon successful settlement of the property. The offer does not apply if the property is also listed with another agent other than LJ Hooker. You must be a Qantas Frequent Flyer member at the time of signing your listing agreement to be eligible. To redeem points the name on the agency agreement must match the name on the Qantas Frequent Flyer membership card. If the name does not match then the points will not be transferred. The number of Qantas Points the vendor is entitled to must also be clearly stated on the agency agreement at the time of listing.
